How to Use the Calculator

Enter your lease start date. Use the date your current term began, or any date you want projections to start from. Payments will be calculated from that date forward.

Enter your monthly lease rate. This is the rent you currently receive each month. If your lease states an annual amount, divide by 12.

Enter your escalation rate and how often it applies. The escalation rate is the percentage your rent increases each time it adjusts. "Escalation Every" tells the calculator how many years pass between each increase — enter 1 for annual escalation, 5 if your rent only changes at the start of each new 5-year option period.

Set the total lease duration. This is how many years you want to project — typically the full remaining life of your lease including all option periods. Most cell tower leases run 25–30 years total.
