His firm was the first nationwide cell tower lease consultancy in the US. Ken has been quoted frequently and broadly by newspapers like the WSJ, New York Times, and Bloomberg. His expertise is sought after by investors, research analysts, municipalities, and companies for his insight on towers, small cells, and wireless infrastructure. A strong believer that landowners and small tower owners deserve to have expert guidance when negotiating wireless leases, Ken frequently authors guides and blog posts that are widely read. Gypsy Mims is Vice President of Steel in the Air, Inc. Gypsy has contributed to the growth of the SITA and its various resources throughout its formation. Her familiarity with the data and its applications have provided her with the knowledge to consult with our clients from their initial service inquiry to the creation of our assessment written-report-of-findings, through post assessment follow-up. Her knowledge of all the resources that SITA has developed over the past 15 years gives her the unique understanding of how our services can be leveraged by our clients to achieve fair and equitable negotiations with the carriers and tower companies. She is an expert in reviewing cell tower leases and works tirelessly to assist landowners with gaining an understanding of what they have in their cell tower leases. In you are dealing with a cell tower lease extension or buyout, she will guide you through your options and our services. She is kind, helpful and enthusiastic and our client’s love dealing with her. Outside of work, Gypsy enjoys keeping up with her two teenage children, actively supporting her son’s musical goals, and enjoying her husband and their blended families. Matt Williams is a Senior Consultant at Steel in the Air. Matt has an extensive background of providing corporate real estate services for some of the leading companies in their industry, including: working with the nation’s largest provider of wireless infrastructure, the world’s largest privately held commercial real estate services firm, one of the world’s largest financial institutions, and the leading global provider of industrial facilities. Matt joined SITA in 2014 bringing his in-depth experience representing principals, landowners, and tower companies, as well as financial analysis and valuations of projects and investments. He enjoys working on complicated client matters, communicating with clients, and providing actionable advice to them about their leases and opportunities to create value. Matt is easy to work with and our client’s enjoy his expertise and his calm and patient help. Matt spends his spare time with his wife and children, exploring the NC Coast, and enjoying the outdoors.
Teresa Arroyo is our Operations Manager. In most cases, she will be the first person you talk to when you call SITA. Teresa is phenomenal at making landowners feel like they reached the right place and helping them get their questions answered promptly and correctly. She has 20 years of demonstrated IT and sales experience. She works daily to improve SITA’s processes and systems so that our staff has nearly instantaneous access to pertinent information whether you are calling for the first time or the hundredth time. If you have called other consultants and feel like you talked to a used car salesman, your call with Teresa will be completely different. It is rare that someone ends a call with Teresa not feeling happier and more at ease than when the conversation started. Teresa’s time off work is spent raising two wonderful young men, physical fitness training and time spent with friends and family.
Michele Turek is Steel in the Air’s Associate Lease Analyst & Assessment Specialist. She has a decade of experience in providing cellular lease document review and analysis. She coordinates all document intake summaries and analysis for the assessment analysis of all clients. She oversees the data management of all information for incoming clients into SITA’s proprietary database. Michele has a keen knack for capturing lease complexities and simplifying for our clients. If you don’t understand your lease, you can be assured she can make sense of it. It is not uncommon for Michele to identify payment errors or other mistakes in our client’s leases that they didn’t know were even there. Her attention to detail is unmatched at Steel in the Air. Michele is a stellar basketball player and loves spending time coaching the sport. She also volunteers in multiple capacities within her community and church. However, her ultimate priority- and true joy- is fulfilling the role as mom to her amazing son and daughter.
