Global Tower Partners Lease Buyout Offers

Update: On September 6, 2013, American Tower Corporation (AMT) announced the acquisition of Global Tower Partners. At the end of 2nd Quarter 2013, AMT owned 22,599 towers in the US, and managed approximately 9-10K rooftops. The acquisition of Global Tower Partners adds approximately 5,400 towers in the US, along with 9,000 rooftop sites.

During the past few years Global Tower Partners has been entering into agreements to purchase Centennial-owned towers in Costa Rica, and has negotiated agreements with various railroad operators to install towers along railroad rights-of-way. Global Tower Partners acquired a portfolio of 1,600 communication site easements under cell sites that were owned by other wireless carriers, tower companies and lease buyout companies, such as Unison Site, signifying that Global Tower Partners is not only a tower owner and rooftop management company, but also acts as a landowner who leases rooftop and ground space to other tower companies and wireless carriers.

What is a Perpetual Easement?

Agents who work for GTP have been contacting landowners with whom they are currently engaged in cellular leases. GTP wants to purchase a perpetual easement from the landowner in exchange for a lump sum payment. When the perpetual easement begins, the current lease will be terminated. If you are unsure whether you should sell to GTP, we would be happy to advise you. We can review your site location and convey any any potential risks, such as the risk that GTP would terminate your existing lease prior to its expiration. We can also discuss any potential upsides.

If you’ve already determined that you wish to sell, we can help broker the deal for you to ensure that you get the best possible price for your cellular asset. We maintain a sizeable database that consists of thousands of lease buyout offers from GTP and other companies. As a result, we know what GTP will pay, and can identify the sweet spot in the negotiations.

If your Global Tower Partners lease is near its expiration date, we can advise you on how to best negotiation an extension, and consult with you on additional terms that might be favorable to your position. We have helped over 3,000 satisfied clients with cellular lease negotiations and asset valuation. We can advise you on whether it makes sense to extend now or to wait until closer to expiration. Since we don’t work on a contingency basis, we aren’t going to try to convince you to take a long-term deal that only benefits us.

If you have received an offer from Global Tower Partners to extend or purchase your cell tower lease, please contact us for a free initial discussion. We won’t tell you what your lease is worth during the free call, but we will advise you whether we think it is worth your time to retain our services and provide a no-obligation quote for services.
