Unison Site Management Lease Buyouts

Approached by Unison Site Management™?

To begin with, Steel in the Air is not affililated, owned by, or partnered with Unison Site Management™. If you are looking for Unison- please goto www.unisonsite.com. We counsel clients who have been approached by them to sell their leases.

Unison Site Management™ is a company that was formed to provide one large lump sum payment to landowners in exchange for the rights to receive the revenue from the cell tower lease or cell site lease on the landowners property. This one time payment is typically discounted from the future value of the cell tower lease or cell site lease. This is appropriate as Unison Site Management takes on the reponsibility of the lease being terminated. The landowner keeps the lump sum payment regardless of whether or not the lease continues.

Unison further represents that they will actively market your site location to other carriers- whereby they will split the revenue with you 50/50. The problem with this is that there are other vendors who would purchase your lease without taking any share of the revenue. Ask Unison how many employees they have that are exclusively dedicated to marketing sites to wireless carriers. Ask Unison how many cell sites that they have actually encouraged a carrier to come onto- that didn't find the site because of the tower owner's marketing.

If you have been approached to sell a cell tower lease or cell site lease, we recommend that you evaluate (or have us evaluate for you) the following 10 questions regarding the purchase of your lease.

  1. Why is Unison Site Management™ interested in buying my cell site lease?
  2. Is there additional revenue that I am foregoing by selling the cell site lease?
  3. What is the risk that the cell site lease will be terminated early?
  4. How many years should I apply a present value calculation to?
  5. What are the benefits of these types of transactions?
  6. How will I be taxed on this transaction? (Ask your accountant this one)
  7. Are there other companies who would be willing to purchase this cell site lease?
  8. Will these other companies pay more for the cell site lease?
  9. What is the impact of the Cingular/AT&T and Nextel/Sprint mergers on the longevity of my cell site lease?
  10. Is this the best offer that Unison Site Management™ can give?

If you cannot answer these questions, than please contact us. We have assisted many clients with answers and provided needed guidance.
