Cell Tower and Cell Site Leases

This webpage is intended to assist our potential clients who have been approached by T-Mobile to place a cell tower or cell site on their property with the leasing process.
T-Mobile has seemingly been as active or more active than the other big 4 carriers in the development of new cell sites in 2006. T-Mobile's own press releases state that they currently have 35,300 cell sites total. They added 800 new cell sites in the 3rd quarter of 2006. By way of capital expenditures, those cell sites and other investments in the network cost $569 million in that quarter. We expect this trend to continue in 2007 and 2008, especially in light of T-Mobile's significant investment in 2006's Advanced Wireless Services (AWS) action. On November 30, 2006, they were formally notified that they had been awarded 120 spectrum licenses for much of the US at a value of over $4.18 billion (All information in this paragraph is from press releases presented on T-Mobile's website).

Our review is based on two factors:
1. The uniqueness of your property. We start the analysis by determining why T-Mobile is looking at your property and then determine what other area properties might be suitable for them. If your property is unique, then “let the negotiations begin.” If your property is one of a few, we can help you determine T-Mobile's break point-- the point where pushing for more money make you lose the deal.
2. Comparable rates for other cell site leases of a similar type. We specifically list this factor second because if your site is relatively unique, comparable rates don't matter. Every cell site is different; the parcels and the zoning requirements for cell towers differ from area to area. Two adjacent parcels could command significantly different lease rates because one has easier zoning or is cheaper to construct. Let us help you make sure you understand what options they have available to them.

We recognize that $500/hour may seem like a lot, but when you compare $1000 to the lost income you would have received if you were even $100/mo off in the lease rate, our services are a bargain.
