MetroPCS Cell Tower and Cell Site Leases

way. This web page is intended to educate our potential
clients who have been approached by MetroPCS to lease
land or a rooftop for a cell site or cell tower.
MetroPCS has been very active of late in terms of new
cell sites. They recently launched service in the Orlando,
FL area and are very busy in California. They currently
provide service in California, Florida, Georgia, Michigan,
and Texas. MetroPCS claims over 2,000,000 subscribers,
which is relatively few compared to the big 4 wireless
carriers. (From MetroPCS web site) However, they are
actively expanding and spent $1.39 billion acquiring
licenses in recent spectrum auctions. These licenses
were acquired in over 80% of the country including the
northeast. (Mercury News- "New Wireless Spectrum

your property- Above anything else,
the most important factor is whether MetroPCS has any
other options in providing coverage in the area. We
start with their known sites and attempt to "backwards
engineer" their site selection process based on
our experience in having acquired the land for hundreds
of cell sites for other carriers before starting Steel
in the Air. We review the zoning ordinance and other
factors and determine whether your site is unique to
them or just one of many. The more unique your site
is - the better negotiating advantage you have. And
we can guide you on how best to negotiate.
2. Comparable Rates for MetroPCS
in your Area- We can compare the proposed lease
agreement with others that we have done in your area.
We have assembled a sizeable database of cell site lease
rates and will share with you what the going rate for
what similar sites lease for. We can also clue you into
some particular aspects of negotiating a cell site lease
with MetroPCS. (Hint- we believe that they are more
thrifty than other carriers.)
We can help you determine what the lease rate should
be specifically for your cell site and advise you on
the cell site lease. Our services are offered on any
hourly basis of $500/hour. Most of the time our consultation
will only take 2 hours. We recognize that $500/hour
may seem like a lot- but when you compare $1000 to the
lost income you would have received if you were even
$100/mo off in the lease rate- our services are a bargain.
