If you have been contacted by Black Dot Wireless, LLC about renegotiating (and I use the term negotiating lightly) your Cingular/AT&T Wireless cell site lease, or regarding renegotiating your Sprint/Nextel cell site lease and are looking for guidance, then you have come to the right place. There are a few things you should know prior to entering negotiations.

First, while Black Dot may allow you to negotiate, you are really not negotiating. They have specific constraints built into an online database that they use to evaluate what the minimum that they can reduce your rent by and still get their commission. And make no mistake, these Black Dot agents work on a commission basis. Job placement advertisements run by Black Dot have suggested that their salesmen can make over $200,000 annually convincing landowners to agree to reduce their cell site lease. The Black Dot Wireless LLC agents are provided scripts with standard responses to any of your questions. And if the script does not contain an answer, they either misdirect the question or fail to answer.

So while you think you are negotiating, its all part of a formula. To make matters worse, they clearly use the confusion generated by these mergers to "negotiate" reductions in rent. It is correct that a relatively small percentage of AT&T and Cingular cell tower locations will be terminated, as well as a slightly smaller amount of Nextel and Sprint cell tower locations. But it is clear through our consultations, that in many cases, the landowner's cell tower lease is perfectly secure.

If we may be blunt- unless you understand what Black Dot is really attempting to accomplish- (and its rarely ever simply reducing rent), you are a severe disadvantage in these negotiations.
